Known for its specialty scratch-made cakes and uplifting interior design, Hinar has grown a significant following in their East Village location. Their second location will model the same Instagram-worthy atmosphere and delicious cakes, but will also have a more extensive breakfast and lunch offering. We are so excited for the Scripps Ranch community to gain a great local spot for yummy coffee, brunch, and desserts! Hannah represented the Tenant in their expansion.
Ike's Love and Sandwiches |Menifee
Ike's Love & Sandwiches, renowned for its Dutch Crunch bread and secret "Dirty Sauce," has opened a new 1,320 square foot location at Countryside Marketplace in Menifee. This new spot continues Ike's tradition of offering a diverse menu with options for meat lovers, vegetarians, vegans, halal, and gluten-free diets. Known for its innovative and delicious sandwiches, Ike's is excited to bring its signature flavors to the Menifee community. In addition, a new lease has been signed at Fenton Marketplace in Mission Valley, furthering Ike's expansion efforts. Mike Spilky and Alexis Couch represent the Tenant in their ongoing expansion.
IZOLA |East Village
IZOLA Bakery, renowned for its croissants and sourdough bread, has opened in East Village, taking over the 7,211 square foot space formerly occupied by ModBom. Founded by Jenny and Jeffrey during the pandemic, IZOLA began as a small bakery with a mission of joy and justice, quickly becoming a community staple with its 96-layer croissants and super clean sourdough. Their journey from lowering croissants out of a window to becoming a celebrated local spot highlights their commitment to quality and connection. Hannah Sierpina and Mike Spilky represented both the Seller and the Buyer in this significant deal.
Angry Chizkz | Bakersfield
Angry Chickz, known for its irresistible Nashville hot chicken, has opened a new 3,000 square foot location at Rosedale Village in Bakersfield. From starting with a 900-square-foot storefront in LA's East Hollywood neighborhood to today, Angry Chickz boasts locations across California, Nevada, and Arizona, with a new lease signed for its 28th location in Tracy. Alexis Couch continues to represent Angry Chickz in their ongoing expansion efforts, supporting their impressive growth.

On August 1st, the Location Matters team started the month off right and had a fantastic time at the ICSC Local San Diego event hosted at the Del Mar Thoroughbred Club! Amidst the thrilling races, the team mingled with industry professionals and decision-makers, making valuable connections in a lively and engaging atmosphere. With our very own Alexis Couch on the committee that planned the event, the day was a perfect blend of business and fun!
