  Hello Friends!

For a minute there, San Diego’s heat and humidity had us wondering if we had somehow relocated to Florida. Fortunately, it wasn’t just the weather keeping things hot—we’ve been busy as the restaurant real estate market continues to move. This month, we’re spotlighting a premier opportunity in Little Italy, celebrating the successful sale of Camino Riviera and welcoming the openings of EM Coffee House in Mission Valley and goop Kitchen’s first San Diego location at One Paseo. Here’s what’s happening at Location Matters.

Camino Riviera | Little Italy

1-3

Location Matters is pleased to announce the successful sale of Camino Riviera, a restaurant, bar and entertainment business, which operated at 2400 India St. in Little Italy. The approximately 3,000-square-foot venue includes a 2,000-square-foot enclosed patio, Type 47 liquor license, entertainment permit and flexible indoor-outdoor layout. The space is expected to become Juliette Bar & Restaurant, a new restaurant, bar and lounge concept being developed by a group of Mexican restaurateurs, with San Diego hospitality veteran Matt Spencer remaining involved as a partner. Details of the concept and opening timeline are still being finalized. Mike Spilky represented the Seller and Buyer in this business sale transaction.

EM Coffee House | Mission Valley

2-3

Location Matters is excited to announce the opening of EM Coffee House at 1640 Camino Del Rio North, in Mission Valley. Occupying approximately 875 square feet under a 10-year lease, EM Coffee House continues to expand its presence in San Diego, serving authentic, bold Vietnamese coffee crafted with beans sourced directly from Vietnam. The café joins The Valley, formerly Westfield Mission Valley, as the open-air shopping center undergoes an extensive redevelopment — now roughly halfway complete — with newly revitalized plazas and common areas already welcoming visitors alongside established destinations like Target, AMC Theatres, Nordstrom Rack, and Michaels. Location Matters represented the Tenant in this lease transaction.

A huge congratulations to goop Kitchen on the grand opening of its first restaurant with indoor and outdoor seating at One Paseo in Del Mar—marking both its San Diego County debut and the first time guests can experience the brand in a dedicated dine-in setting. Since launching in Los Angeles in 2021, Gwyneth Paltrow’s chef-driven concept has expanded primarily through delivery and takeout locations across California and New York. The new Del Mar restaurant introduces new menu offerings alongside the brand’s established selection of bowls, salads, handhelds, rotisserie dishes, pizzas and pastas. Location Matters is proud to be part of this exciting chapter, with Mike Spilky and Hannah Sierpina representing goop Kitchen in its expansion efforts throughout San Diego County and the Inland Empire.
