Our team is engerized by finding the right tenants for landlords, and the perfect locations for business longevity and financial reward. We are immensely grateful for the success 2022 brought us, and are excited to make the most of this year.

With a newly signed lease, Blue Ocean Sushi is bringing its high-quality sushi and crowd favorite menu items to Westfield UTC. Set to open in Q4 of 2023, this will be Blue Ocean's third San Diego location. The 4,434 square foot restaurant space will undergo a transformation from the former Smokeyard BBQ & Chop Shop, into a beautiful contemporary sushi eatery. The team behind the growing brand are local restaurateurs, James and Jenny Pyo. Owner and Executive Chef, James, has specialized in Asian-American fusion cuisine for the past 20 years and captivates customers with his "F.U.N." motto, creating menu items that are "Fun, unique, and nutritious." Mike Spilky from Location Matters represented Blue Ocean Sushi in its recent expansion.

Studio Diner | Kearny Mesa

San Diego's beloved ‘40s-styled diner has been a staple in the Kearny Mesa community for the past 20 years and has gained national recognition by being featured in Guy Fieri's Food Network hit series "Diner, Drive-Ins and Dives" twice. Studio Diner is known for serving their delicious spin on diner classics with menu items and décor playing tribute to the restaurant's location – a former movie and tv studio lot of Stu Segall Productions. The new owners, Sal Ercolano and Gil Frank, have decades of restaurant experience and we are confident in this duo's ability to take amazing care of the Studio Diner brand. Location Matters helped both the Seller and Buyer in the transaction of the 4,500 square foot restaurant. David Cutler represented the Seller and Mike Spilky represented the Buyer in the purchase and new lease simultaneously.

Angry Chickz | Brentwood and San Jose

Angry Chickz started this year with a bang by signing two new leases in Northern California. The first location is a 2,700 SF space in Brentwood that is set to open mid-February, followed by a 1,963 SF store in San Jose. With the latest additions, Angry Chickz is now at a total of 19 locations in 3 states, with no signs of slowing down. Their Oceanside location is also back up and running after being impacted by a neighboring tenant's fire, and was greeted with long lines upon reopening. Alexis Couch from Location Matters represents Angry Chickz in their ongoing expansion.

Ayu Sushi & Noodles | Carmel Valley

Ayu Sushi & Noodles is officially open in The Village at Pacific Highlands Ranch in Carmel Valley. Named after the Japanese word for "in loving" or "love joining," Ayu Sushi strives to prepare every dish with its namesake in mind to adhere to a delicious standard that customers will love. The 3,000-square-foot restaurant, previously occupied by Wokou Ramen, was redesigned into a polished Japanese restaurant fashioned with cherry blossom details. Mike Spilky of Location Matters represented the Buyer in the business sale transaction. |
