Greetings Friends!
Goodbye May Gray and hello June Gloom. Even though the weather may still be dreary, the restaurant atmosphere could not be brighter. Many restaurateurs are anxiously awaiting June 15th, the day when things will start to feel normal again. Normal being no more social distancing, no more capacity limits, and potentially vaccinated workers being able to serve without masks. Oh, how we have all awaited this moment. As we head into the summer months investment sales, business sales, and leasing alike are gaining momentum in the Location Matters office. Read on to see our latest and greatest – happy reading! |

The Sky Deck │ Carmel Valley
Grand Opening This Month
The Sky Deck's Friends & Family Preview got us so excited for the grand opening on June 11th. The mix of talent and energy from 13 different operators under one roof spanning over 26,700 square feet is truly incredible. The curated menus from Zizikis, Marufuku Ramen, J at the Sky Deck, Craft House, Glass Box Asian Kitchen and several others are sure to draw people from all over Southern California to the dining collective. What a long and well-deserved road it has been for everyone involved in the project. We were ecstatic to help Donahue Schriber lease this project and cannot wait for the public to see this one-of-a-kind restaurant destination in all its glory.

507 N Coast Hwy — Downtown Oceanside
The 507 N Coast Hwy building is now in the hands of new ownership. The 2,550 square foot restaurant property sold for above asking at $2,200,000. The restaurant most recently housed Eve and before that was Surfside Tap Room. The new owner will be taking the building back to a beer focused concept where they will feature 35 to 40 different beers on tap. We are eager for the father/son duo to come in and work some magic. Marc Karren represented the Seller.

The beloved East Village Asian Diner in Encinitas is changing ownership but fear not, the tried-and-true menu the community has grown to love will remain. Jaime Osuna, owner of several concepts in town including Swami’s and Honey’s Bistro and Bakery in the neighborhood, will now be taking the reins. If you have not been to East Village Asian, you need to get out there ASAP and be sure to try one of their sizzling stone pots. Mike Spilky represented the Buyer and the Seller.

Havana Grill — Mission Valley
After five years of incredible success in Clairemont, Havana Grill has expansion plans on the horizon. Their next location will occupy the last available restaurant space that is part of the Michael's box redevelopment at Westfield Mission Valley. The Cuban concept will be taking a 3,443 square foot exterior facing space beside CAVA, Pesto, and Mendocino Farms. We know their upbeat vibe and authentic Cuban food is just what the doctor ordered in Mission Valley and they are sure to be a gem in the community. Alexis Dachs represented the Tenant.
