Greetings Friends!
As we set our sights on Q4 we can’t help but reflect on what has transpired in the restaurant real estate world in the past year. Some may call it the comeback of a lifetime and for others, the jury is still out. Location opportunities and new concepts are popping up left and right, while simultaneously some have had to close their doors for good. We have been there alongside our clients through it all and helping them by doing what we do best – getting deals done. Whether we are facilitating leases or sales, Location Matters is always taking a creative approach in order to optimize our client's bottom line – happy reading!

Since 1992, The Cottage has been a consistent favorite amongst brunch-goers in La Jolla. The group has mastered the traditional American meets Southern California breakfast, brunch, and lunch cuisine, that perfectly pairs with their cozy Victorian-style atmosphere. For years, patrons who travel from far and wide for The Cottage have been begging for another location. The Cottage heard the pleads and we helped answer! The group has signed a lease at Encinitas Village for the 3,500 square foot Native Foods Cafe space. Encinitas Village has been going through quite the re-vamp and a strong breakfast/lunch operator is just what it needed. Mike Spilky represented the Tenant.

Mak Mak Chicken — Downtown Oceanside
Downtown Oceanside's Pierside North and South's ground floor retail is now 100% leased! The final restaurant space on the corner of Mission Ave and Cleveland St will be occupied by a fresh take on a fast casual chicken concept. Mak Mak Chicken’s first location will be in 1,949 square feet. We can't wait to see the group's plans for their beautiful modern build out and their inventive menu come to life. Mike Spilky represented the Tenant and Marc Karren represented the Landlord.

Lefty’s Famous Cheesesteaks Hoagies & Grill — Gaslamp
We are so excited for Lefty’s Famous Cheesesteaks Hoagies & Grill who opened their first San Diego location last month! We know their space right on Fifth Avenue, in the heart of Gaslamp, will be the perfect place to start spreading the word about Lefty's and their ridiculously good cheesesteaks. Can't wait for more to come! Mike Spilky and Hannah Sierpina represented the Tenant.

J/Wata Temaki Bar — Convoy
The owners of Steamy Piggy are no stranger to the food scene in Convoy. The concept has been hopping in their Convoy location since 2017. The previously J/Wata Temaki Bar space, which sits next to RakiRaki Ramen in Convoy Court will become the groups next location for a new concept. Location Matters sold the previous business to the Buyer as an asset sale. David S. Cutler represented the Seller.
