Here’s the scoop about a very unique retail space for lease in San Diego. The opportunity is for a 7.9k sf restaurant space situated high atop the San Diego International Airport’s New Consolidated Rental Car Center. The center is located at 3498 Pacific Hwy, on the northeastern edge of the airport and on the western side of I-5.

The $316 mil construction project is designed with high-end finishes and architecture, more reminiscent of a luxury shopping center. The site has panoramic views of the city’s skyline, bays, marina, and intimate views of the airport runway. The space will contain 180 feet of floor-to-ceiling 14’ high glass -lined frontage and have a flexible layout with an outdoor patio seating opportunity.

Branding and signage opportunities exist on both sides of the building, which is visible to over 360,000 vehicles a day traveling on the I-5 freeway. The listing includes 80 exclusive parking spaces along with valet parking.

The listing is being handled by Location Matters Brokerage Services, based out of Del Mar. They tell us that they’re looking for the right tenant to ink a long-term lease with the Airport Authority. The asking rent is starting at $200,000 Modified Gross plus 8% of sales. The Airport is investing over $7.5 mil into the restaurant infrastructure and is expected to also contribute T.I. dollars for the right tenant.

“We are looking for this to become San Diego’s restaurant,’” says Michael Spilky, President of Location Matters. “We’re seeking to establish a unique brand that will resonate with the entire San Diego community and be a destination everyone will frequent.”
