Location Matters Leases Freestanding Former West Steak & Seafood to Carlsbad Village’s Paon for Upscale Steak & Seafood Concept

Location Matters is proud to announce a newly executed lease for the former West Steak & Seafood restaurant located at 4980 Avenida Encinas in Carlsbad, California to the operators Paon Wine Bar and Bistro. The freestanding restaurant owned by philanthropists Gary & Mary West previously housed their upscale steakhouse concept for over a decade, which unfortunately shuttered during Covid. Paon will be taking over the turnkey 4,700 square foot restaurant and debuting a high-end steakhouse and seafood concept of their own. This new 10-year lease is valued at $2,030,400. We are happy to have helped the West family find a strong local operator and we are excited for Paon to capitalize on all the traffic from Carlsbad tourism, Legoland goers, and the daytime business from the large enterprise companies nearby.
